For your convenience, we have collated the most frequently asked questions and their answers in one place. For any queries you may have, begin by browsing through the list below. For all other queries we have potentially not covered here, kindly contact us and we will get back to you shortly.

  • Our system is “live” – this means that all prices and availability are always completely current and up-to-date.

    • Our prices are in Euros per villa per week. The rental price includes all local tourism taxes and V.A.T at 24%.
    • Cleaning service twice weekly (in addition to the changeover clean.)
    • All linen including towels for use by the pool or on the beach.
    • Electricity & water.
      Air-conditioning / Heating.
    • Weekly change of bed linen, twice weekly change of towels (except pool towels.)
    • Villa services telephone call-out service for maintenance or service issues.
    • Commission charges levied by the banks for payment by credit/debit cards.
    • The non refundable ADW (accidental damage waiver) premium of 10 Euros per person will be added to every villa rental. Please see the section below: “Is a breakage deposit payable ?”
  • We can only accept payment on-line for your villa rental, by either credit or debit card, bank wire transfer or Pay Pal. We accept all credit card types.

    A 30% of the total rental cost for the property is required to secure the booking. Payment by bank transfer must be received within 7 days of booking to validate confirmation. If the booking is within 60 days before the arrival date, then full payment is required.
    The full balance of the rental must be paid 60 days before the arrival date. The outstanding balance will automatically be charged on the due date, to the credit card registered on the booking. In case of failure to provide payment as above, we reserve the right to cancel your booking and the standard cancellation charges will apply as per this rate.

    For bookings 10 weeks or less from the date of departure, the full amount is due at the time of booking to confirm the booking.

    If you use our Prepaid rate you will be charged the full amount for the booking wit no refunds possible in the event of cancellation.

    Our on-line payment system is a completely secure encrypted site and you just need to follow the instructions displayed.

    You will receive an automated email as confirmation for the villa booking. Should you require an invoice / confirmation, please email us your request on [email protected].

  • You can book for as many nights as you like but we have a minimum of three nights of stay.

  • The easiest way to find flights is to use a flight search engine, such as www.airtickets.com or www.skyscanner.net .

    Ryanair and EasyJet fly to the island along with a number of charter companies such as TUI.

  • A change over day is the specific day of the week when your rental starts and ends at a particular villa. Our villas do not have any specific changeover days.

  • Yes, you can arrive and depart on whichever day you like!

  • All of our villas have free wi-fi internet access. Please see the individual villa descriptions for specific information. Please note that we cannot accept liability for any failure in the system to access the internet which may occur during your stay. The phone lines are controlled by the national phone company and the “band width” or speed can be erratic at times. This is a small Greek Island used for mostly enjoying summer holidays and not a “high flying” business destination.

  • Each accomodation is equipped with either sunbeds or cabanas to match the maximum occupancy of the villa.
  • Unfortunately due to hygiene reasons we do not accept domestic animals or pets in any of our villas. The changeover time between rentals does not allow for the level of “deep cleaning” necessary to protect customers who may suffer from allergic reactions.

  • All of our properties have satellite T.V. with a limited selection of “free” satellite channels. They all have a DVD player and a stereo music hi-fi system.

  • Each villa is equipped with 1 hairdryer per bedroom.

  • All of our properties are equipped with washing machines, an iron and an ironing board. They also all have laundry drying frames.

  • Due to insurance, licensing and health and safety requirements we do not provide extra beds in our villas. Our villas are properly equipped for the number of beds stated in the description and extra beds are an obstruction for cleaning and maintenance purposes and compromise the level of comfort in the villa.

    We are able to provide an extra bed with the extra charge of 20€ ( available if nessecary only for guests up to 12 years old)

  • All of our villas are equipped with a safety deposit box with either a key or digital entry system. There is no extra charge for this facility.

  • Providing your booking indicates that there is an infant (under 2 years of age) in your party, we will provide a cot and chair in the villa. Our cots are of the “travel” type and both cots and high chairs all meet E.U. standards. We also provide an extra clean sheet for use with the cot – this is the only type of cot linen that we provide. This service is uppon request and has an extra cost of 10€ per unit

  • Some of the swimming pools at our villas (see individual villa details) have a “heat exchange” system to warm the water. There is no additional charge for this facility, however in order to manage your expectations, you should be made aware of the following:

    Realistically, this system will raise the temperature of the water by between 3 and 5 degrees centigrade, as measured at 1 pm during the day, compared to a pool that is not heated under normal circumstances at the relevant times of year. (April, May, June, September & October). This makes the water in the pool feel warmer, but does not make it a “hot” pool. Ambient weather conditions such as rain and wind do affect the temperature of the swimming pool.

    Pool heating is not operational in the months of July & August or whenever the water temperature exceeds 28 degrees centigrade.

  • We will email you an “information pack” that contains detailed driving directions, information about the villa and how to gain access, as well as some local resort information approximately 7 days prior to departure.

  • We do not have a deposit charge system for breakages, however we do have an obligatory non-refundable Accidental Damage Waiver (ADW) of €10 per person (excluding infants) which is additional to the villa rental price. This covers accidental damage to small items in the villa up to a maximum of €100 per villa. Should damage occur, which is greater than this, we reserve the right to pass these charges on to you. Our housekeeping check the villas regularly during their cleaning schedule. Please report any significant damage that may occur during your stay directly to our office on the contact number provided.

  • Villas are booked from 3 p.m. on your arrival day to 10 a.m. on your departure day. It takes a considerable amount of time to thoroughly clean a villa on change over days and if you arrive at the property before 4 p.m. the maid may still be working. Similarly on your departure day, the maid may arrive as early as 8 a.m.
